Home Survey Level 1

This report describes the construction of the property, identifies principal risks and potential legal issues and together with highlighting any urgent or significant defects. Typically, the lowest priced and is aimed at conventional properties and newer homes but is not a condition survey.  The Home Survey Level 1 provides a market value for the property.

Home survey Level 2: With or without valuation

This report is suitable for conventional houses, flats or bungalows that are built from common building materials and are in reasonable condition.

A Home Survey Level 2 (previously known as the RICS Homebuyer report) is a visual inspection of the property. It provides an account of the property’s condition and highlights significant problems with easy to understand ‘traffic light’ ratings. This survey focuses on urgent or significant defects and problems which may affect the value of the property.

The Home Survey Level 2 with valuation also includes a market valuation and insurance rebuild cost however, it does not include budget costs for any repairs identified.

HOME SURVEY Level 3 Survey

A Home Survey Level 3 (previously known as the Building Survey) is a comprehensive inspection of a property, which can include commentary on specific client requirements or concerns for renovation or future alteration plans. This is suitable for all properties, especially dilapidated older properties, listed buildings, buildings constructed in an unusual way, or that have had extensive alterations undertaken.

The survey examines all accessible parts of the property including specific areas of any particular concern you may have. It is a product which can be tailored to your needs and includes budget costs for repairs where appropriate, to enable you to make an informed decision as to whether to continue with a purchase.

A Home Survey Level 3 includes details of major and where appropriate, minor defects and the possible implications of what they could mean in terms of cost to repair. Being the most detailed of survey types, this requires the most time to inspect and produce the report, which is reflected in our fee, resulting in this being the highest priced survey type.   

Specific survey LEVEL 3: STRUCTURAL OVERVIEW

Most of our clients require a comprehensive survey for the reassurance that a property is structurally sound and to understand what maintenance liabilities may be present.

For this we offer an alternative level three survey known as a Structural Overview. This is an abridged Home Survey Level 3 commenting upon the main structural components of a property to include roof coverings, external walls, damp proof course, underfloor ventilation and internally the roof structure, floors, walls, ceilings, timber decay and damp issues plus ventilation. A structural overview provides advice on maintenance and repair with associated budget costs. This survey also includes commentary about structural movement, concluding the expected cause of movement, providing recommendations for remedial work together with associated budget costs. 


SPECIFIC SURVEY LEVEL 3:  DEFECT ANALYSIS REPORT

This survey is designed to investigate a specific defect or defects, such as cracking and/or structural movement. A Home Survey level 1 or 2 will often identify specific defects, which require further investigation by a Chartered Building Surveyor. This survey provides commentary on findings, conclusions and recommendation for remedial work with associated budget costs where appropriate.
